The Golf Lodge

Golf Lodging works with existing clubs, master planned communities and independent land developers. Golf Lodging designs, finances, develops and manages each one of its lodging properties. Each Lodge is custom tailored to fit the specific environment and the needs of the consumer in a particular market. Generally, each Lodge has 50 to 75 guestrooms and is two or three stories in height.  Luxuriously appointed guestrooms are oversized or “suite-style,” depending upon market demand and the anticipated needs of the guest. Designed for both the business and leisure traveler, the guestrooms feature the latest in telecommunications technology and personal comfort amenities.

   Club Owner’s Benefits

The club owner benefits from substantial incremental revenues and profits generated by serving the needs of a captive Lodge audience. In addition to increased food and beverage sales, club owners receive additional revenue from guests for golf, tennis, spa and fitness facilities usage. The consistent presence of Lodge guests smoothes the club’s daily revenue fluctuations, improves the club’s staff hiring, scheduling, menu planning and even allows for increased hours of operation - thus increasing the satisfaction level of club members. The resulting additional and consistent source of cash flow can aid in funding capital renovations or other club expenditures.

Summary of Benefits 

Increased Club Revenues & Profits

Each participating club substantially benefits from the transparent and consistent presence of the Golf Lodge guests. Average incremental revenue to a club in the first year of a Golf Lodge operation is estimated in the high six-figures, depending upon the type of club and the amenities available to the Lodge guests. 

Lodge Ownership

A club may retain an ownership interest in the Lodge without a cash investment. 

New Source of Capital Dollars

The incremental cash flow generated by the Golf Lodge guests is retained by the club for its sole use, which use may include capital improvements and/or other club expenditures. 

National Affinity Program

A National Affinity Program among other Golf Lodging properties provides special rates and discounts to participating club members when traveling and staying at other Golf Lodging properties.

Development Criteria

Club Location and Amenities

The Golf Lodging requirements for a joint development consist of an existing (or to be built) private, semi-private or exceptional daily fee golf course with 18 or more holes, clubhouse and full service restaurant. A swimming pool, tennis courts, exercise facilities and meeting space are desirable. The location of the club should be within a 10 to 15 minute drive of a business district or within a designated tourist attraction environment. Distance from the regional airport can vary, depending on the club’s proximity to the business district or acceptable driving distance for the tourist or leisure traveler. 

Site Requirements

Typically only 1.0 to 1.5 acres are required for a Golf Lodge, including parking, provided no unusual zoning restrictions exist. 

Lodge Size & Proximity to Clubhouse

A typical Golf Lodge consists of 65 oversized rooms or suites, two stories in height with a footprint of approximately 20,000 square feet, and located adjacent to or within comfortable walking distance to the clubhouse. All Golf Lodging developments are designed in harmony with the existing club architecture.
